General booking terms & conditions
1. Definitions
- Accommodation: The holiday home, villa, or apartment described in the booking form.
- Accommodation provider: The entity responsible for the actual provision of the reserved accommodation, including services such as key handover, cleaning, and maintenance.
- Booking agent: The rental provider, intermediary, or independent organization handling the administrative processing of the booking and payments.
- Tenant: The individual listed in the booking form who makes the reservation.
- Rental price: The total rental amount stated in the booking form.
- Booking: The reservation of an accommodation as described in the booking form.
- Booking form: The contract between the tenant and the accommodation provider.
- Landlord: The person or organization listed in the booking form who provides the booking and acts on behalf of the accommodation owner.
2. Applicability
These general booking terms and conditions apply to all bookings made through BonCasa Costa Blanca and become binding once a reservation is confirmed.
3. Formation of the booking agreement
A booking is confirmed when the tenant places a reservation via the internet, email, phone, or in person.
4. Changes and cancellations
4.1 Changes
Changes to the booking agreement are only valid if documented in writing. If a change results in a price adjustment, this will be agreed upon in writing.
4.2 Cancellations
- Cancellations must be made in writing via email.
- If canceled up to 30 days before the rental period, the deposit remains with the booking agent.
- If canceled within 30 days before arrival, the full rental amount is due.
- We recommend purchasing travel cancellation insurance.
5. Payment terms
- The deposit, as stated in the booking form, must be paid within three business days of booking.
- The remaining amount must be paid before the due date indicated on the booking form.
- For bookings within four weeks of arrival, full payment is required.
- If payment is not made on time, the booking may be canceled without refund.
6. Prices and additional costs
- Rental prices are listed per night, week, or month and are subject to changes due to legal fees or taxes.
- Additional costs such as cleaning fees, deposits, electricity, or gas usage may apply and are specified in the booking form.
7. Maximum number of occupants
The accommodation cannot be occupied by more people than stated in the booking. Exceeding this limit may result in cancellation without refund.
8. Check-in and check-out
- Check-in: Between 4:00 PM and 11:00 PM. Late arrivals must be communicated in advance.
- Check-out: No later than 10:00 AM. Late check-out may incur additional charges.
9. Changeover day
There is no fixed changeover day; you can choose your arrival and departure date freely.
10. Security deposit
- A security deposit is required, and the amount is stated in the booking form.
- The deposit can be paid by bank transfer, credit card, or cash upon arrival.
- Refunds are processed within 3-7 days after departure, provided no damage is found.
11. Additional services
- Baby cots & high chairs: Available upon request.
- Extra linen & cleaning services: Can be booked during your stay.
- Laundry service: Available as an optional service.
12. 12. Pets
- Not all accommodations allow pets. Check before booking.
- Some accommodations may require written permission and additional cleaning fees.
- Pets are not allowed on sofas and beds.
13. Air conditioning and heating
- Air conditioning: Included in the rental price unless specified otherwise.
- Heating (gas/oil): Charged separately based on usage.
- Excessive energy use may incur additional costs.
14. Long-term winter rentals
Accommodations are available for rent between October and March on a monthly basis (minimum 2 months). Utilities are charged separately based on usage.
15. Liability
15.1 Landlord’s Liability
- BonCasa Costa Blanca is not responsible for loss, damage, injury, or extra costs arising from the stay.
- The liability of the landlord is limited to the rental price paid.
15.2 Tenant’s Liability
- The tenant is responsible for all damage caused to the accommodation.
- The accommodation must be left in good condition upon departure.
16. Complaints procedure
- Complaints must be reported to the accommodation provider or booking agent immediately.
- If the issue is unresolved, a written complaint must be submitted within two weeks after departure.
17. Force majeure and changes
- The landlord reserves the right to replace the booked accommodation with a comparable alternative in case of unforeseen circumstances.
- In cases of force majeure (natural disasters, strikes, pandemics), the booking may be canceled without liability.
18. Miscellaneous
18.1 Construction Activities
The accommodations are not located in holiday resorts, meaning unexpected construction work may occur in the surrounding area. BonCasa Costa Blanca is not liable for any inconvenience caused.
18.2 Satellite and Cable TV
The availability of specific TV channels may vary and cannot be guaranteed.
18.3 Water, Electricity, and Internet
Service interruptions in water, electricity, or internet supply are beyond the responsibility of BonCasa Costa Blanca.
18.4 Energy Consumption
For accommodations with air conditioning or heating, additional weekly charges may apply.
19. Data protection
- Personal data is processed in accordance with European GDPR regulations.
- Your data will not be shared with third parties and will only be used for booking and service-related purposes.
- You have the right to access, correct, and delete your data.
20. Governing law & jurisdiction
- This booking agreement is governed by Spanish law.
- Disputes will be settled in the competent court of the region where the landlord is located.
